Vacant Home Staging

In a recent Staging project, I worked with Homeowners’ who faced some unfortunate circumstances; this house had been an investment rental property for them, and their renters left substantial damage in the house.

UGH, right?  They would have faced certain loss trying to sell the house in the condition it was in.  They decided to invest in the property, so that the product they put on the market was spectacular.  It was freshly painted top to bottom, had hardwood flooring installed in the living, dining, & family rooms, new light fixtures almost everywhere, and a list of other small changes that went a long, long way in how this house presented.

I was brought in to advise on what the next steps should be to showcase the homes assets, and create an extraordinary viewing experience for potential buyers.

Here’s how this house looks now:

Furnishings give potential buyers perspective on the size & layout of the spaces, making them better able to envision living there.  Believe it or not, vacant spaces are perceived as smaller.  A space that’s furnished & accessorized also photographs better, and attractive photos on MLS® mean more interest in the property – 83% of potential buyers ‘shop’ online.

Of course buyers search based on their needs & criteria; but photos draw them in….and a vacant space looks, well, vacant – as in devoid of any personality or pizzazz.  It leaves everything to the imagination.

Your listing will have gorgeous photos on MLS®, which entices buyers, who are then treated to viewing a beautifully presented home – all the right steps to a listing being sold quicker, and potentially at a higher price.

Having MLS® photos done by a professional photographer also gives you an advantage – my friend Cammie McGinnis is an outstanding real estate photographer, she snapped the fantastic “after” photos here.  Call & book her at 416-996-3856.

I love Home Staging projects – it’s creative instant gratification.  I enjoy the challenge of pulling together all the pieces to create a beautiful room, and doing it in just a few hours.

When you’re selling anything, you want to put the very best product possible forward, this is especially true for your real estate investments – the cost of even comprehensive Home Staging is less than a price reduction!
