Basically, Home Staging is like the decorating version of Beat The Clock.
Though with Staging, we’re decorating for buyers, not owners.
99% of clients I see have a super pumped, bring it on, ready to do whatever it takes, let’s get this puppy sold type attitude.
I love this.
And I love it when Homeowners have decorated their space the way they love it – but there’s a shift that has to occur for selling, and no matter how much you’ve loved certain things, they just gotz to go.
For example, I’m thinking the parrot is buh-bye for marketing….
I will assess, recommend, bring in inventory, rent furniture, add window coverings, upgrade lighting, etc.
The Homeowner usually has an extensive To-Do list of what needs to be done. We meet again, prior to the photographers’ arrival, and make the magic – it’s a beautiful thing.
Motivated homeowner, enlightened Realtor, and happy Stager – Wonder Twin Powers indeed.
It’s the 1% that astound me. Home Sellers that tell me “it’s just too much work every day
to keep the countertops cleared” or “I can’t clean every day” or “Is this all really necessary – my house looks fine”.
That 1% – the misguided and irrational. These same folks would probably be thrilled about winning $20 on a lottery ticket, but fail to understand that “all this work” can net them thousands of dollars more.
Home Buyers don’t look for “fine” – they look for “WOW”.
I’m certain that if these Home Sellers were told there was a $10,000 contest and all you had to do was keep your countertops clear for 1-4 weeks, they’d be in like Flynn. It’s the same. I know it’s tedious to keep your house “perfect” all the time, it’s not fun living in a house that feels “staged” – but it’s totally worth it.
And Home Staging is NOT just for buyers looking at crazy fantastico houses like this:
It’s just a willingness to add some dazzle, take it up a notch, give it some special, put some lipstick and a new dress on it.
ALL Buyers want to be presented with a house that rocks their socks – that’s the one they’ll buy…not just “fine”.
